At Design Build X, we are able to draw from our decades of experience with a variety of building design and construction projects to support building owners, architects, contractors, and others when issues arise before, during, or after construction.
We provide Property Condition Assessments and support with navigating the Americans with Disabilities Act (ADA) and the Fair Housing Act (FHA) requirements. This includes surveying existing buildings and properties, peer-reviewing designs, examining construction, and providing designs that comply with Federal Law.
With over 50 years of combined experience in forensic consulting, we are well-equipped to conduct forensic evaluations of building issues, including damage, delays, and cost impacts. We are also skilled at analyzing and synthesizing project data into reports, mediation presentations, and trial testimony.

Mr. Zier has been involved with Construction, Architectural Design, and Forensic Investigations for over 30 years. Greg is a licensed architect in Florida, Texas, & Arizona, and a licensed General Contractor in Florida.
Greg draws from his hands-on field experience in construction to evaluate and design structures that not only meet the client's goals but are also constructable. Greg spent 25 years working alongside engineers and contractors in the field of forensic analysis, construction scheduling, delay claims, and cost estimating. Throughout his career, Greg has been involved with a variety of project sizes and types, including single-family residences, multi-family condominiums, apartments, and townhomes, hotels, offices, civic buildings, sporting arenas, theatres, water treatment facilities, highways, and solar farms. That diverse experience honed Greg's ability to analyze large sets of project data and digest the reference information into written reports, mediation presentations, and expert witness testimony. Greg has provided testimony in more than 35 matters, including mediations and trials.

Mr. Mikolaschek is a licensed architect in Florida & Alabama and has been actively engaged in the practice of architecture, with more than 14 years of experience. His practice has been diverse, encompassing a wide range of project types and sizes, both locally and abroad. Daniel has also been involved in project management and the design of large-scale developments overseas, resulting in a broad range of leadership, planning, and design experience that enhances his forensic analysis and remediation design capabilities.
Daniel’s architectural project management experience includes hotel projects, theme park and other thematic projects (museums, zoos, etc.), educational projects, institutional and medical facility projects, public assembly projects, high-tech facility projects, international large-scale development projects, and multi-family residential projects.

Ms. Panton is a licensed Architect in Florida with more than 22 years of experience in both Forensic Investigation and Architectural Design.
Dianne began her professional career in forensic architecture and gained much of her architectural and construction knowledge by working directly with expert architects, contractors, and engineers.

Dianne began her professional career in forensic architecture and gained much of her architectural and construction knowledge by working directly with expert architects, contractors, and engineers. Additionally, Dianne is a designer with experience across all phases of a project. Her design experience includes hospitality, themed entertainment, healthcare, and commercial projects. Over the past several years, Dianne’s work has primarily focused on ADA compliance, including ADA design, performing peer reviews of both drawings and construction for ADA compliance, ADA accessibility evaluations for personal injury cases, and ADA accessibility audits and surveys of existing facilities. Her responsibilities have also included architectural design, property condition assessments, destructive testing and investigation, design remediation, and forensic research and analysis.
